Building Management

PointFS provides integrated facilities and building management services to the Canberra strata community. We ensure that all aspects of the facilities we manage are well looked after as well as compliant with all necessary standards and requirements. We achieve this by having a thorough understanding of what each facility requires, building strong relationships with contractors, detailed reporting, and comprehensive preventative maintenance schedules.

If your building needs maintenance jobs completed but doesn’t require Building Management, or your current Building Management doesn’t quite allow for all those little extras that may arise, PointFS also offers standalone maintenance services catered to your needs.

Waste Management

PointFS aims to effectively manage and minimise waste, ensuring it is correctly sorted. We understand the importance of appropriate waste disposal and can provide recommendations regarding effective segregation of waste and assist the Owners Corporation in providing education and awareness of recycling and/or reuse solutions.

PointFS can assist in arranging additional waste services such as Organics or Bulk waste management. We observe and manage refuse areas based on each facility’s individual requirements and we can even arrange the cleaning and disinfecting of all waste and recycle skips as a part of our optional maintenance services.

Reporting

It is important for the Owners Corporation to understand any issues related to their assets. At PointFS we create detailed monthly reports based on the daily occurrences and audit inspections we conduct at each facility.

We provide these comprehensive reports to both the Strata Manager and the Owners Corporation to ensure all information and activity relating to your facility is clearly detailed. Our aim is to ensure each member of the Owners Corporation understands how their investments are being maintained and where their fees are being spent. The monthly reports also allow the Owners Corporation to maintain and build their annual budget.

Workplace Health And Safety (WHS) Compliance

Owners Corporations have an obligation to provide a safe physical environment for residents, contractors and visitors.

We work closely with Strata Managers and Stakeholders to ensure a safe environment is always achieved.

At PointFS we ensure all contractors and service providers operating for the Owners Corporation are formally inducted and all required safety documentation is managed in accordance with Owners Corporation’s obligations.

Asset Registers

Without a good understanding of the various assets within each facility, it is almost impossible to maintain efficient and effective operations or identify areas to improve performance and reduce costs.

PointFS can tailor a specialised asset register which lists all fixed assets owned by a facility, these may include

  • Fire and emergency systems
  • Heating, Ventilation and Air-Conditioning (HVAC) systems
  • Security systems
  • Electrical infrastructure
  • Lift systems
  • Carparks
  • Pool and gym facilities

We can also offer our facilities greater reporting options and data analysis to assist the Executive Committee to track their assets and budget.

Developing Planned Preventative Maintenance Schedule (PPMS)

At PointFS, we recognise the importance of maintaining the value of the Owners Corporation’s assets. We can incorporate your existing asset registers into our site-specific maintenance schedules to ensure all plant and equipment are maintained on a regular basis.

Our onsite Building Managers will work closely with service providers to ensure all assets are well maintained and operating as designed. Some of the items we manage are outlined below:
